Welcome to a world of exquisite Chianti wines and extra virgin olive oil that can be tasted and purchased from the wineries scattered along panoramic roads. A restaurant pizzeria and a grocer are located only 1 km / half a mile away while a supermarket and other restaurants are less than 10 minutes drive in Montespertoli. Two electric vehicles chargers are available in the parking area (payable on consumption).

The villa layout makes it ideal for family and friends reunions, providing independency from one another. The property comprises of four independent suites, each one with its own entrance, equipped with a kitchen (breakfast equipment) and dining area. The main dining area is equipped for up to 14 guests. There are three outdoor areas equipped for eating out together and a super panoramic terrace with seats and a barbecue.
Two
bedrooms are conveniently located on ground floor and the outdoor grassy area

This perfectly balanced, non-smoking home features air conditioning, window
screens, Wifi internet (indroor and garden) amidst wood beamed ceilings and terracotta floors.
Winter guests have use of a fireplace in the main living room and one on the top
floor suite.
Just as nicely furnished outside, guests may dine overlooking splendid
views, lounge by the pool or grill up a selection of quality meat purchased
from the local butcher. A barbecue is located on the panoramic terrace and another barbecue is portable for you to use in your preferred spot.
Day trips from Villa Tirinzano are a breeze. The local access road to the
property leads to many enchanting Chianti villages on panoramic roads or even
to Empoli entrance on freeway within an easy and scenic 20 minute drive. Once
there, you may head to Florence and Pisa in about 30 minutes.
Other destinations that can be included in your outings are: Siena and San
Gimignano, Lucca (within one hour drive), Vinci birthplace of Leonardo and San
Miniato (about 40 minutes drive), Greve in Chianti & Castellina (about 40
minutes). The beaches of Versilia with Forte dei Marmi (about 1 hour), 5Terre
about 2 and a half hours.
Technical Description
Parking spaces in front of the villa for up to 5 cars.
Cottage Cipresso comprises of the main dining area for up to 14 guests, a living area with fireplace, service toilet, main kitchen with door to another outdoor dining area located at the rear of the villa. From Cottage Cipresso you have access to Bedroom 1 (first floor) and Bedroom 2 (garden level).
Bedroom 1 (first floor) has a double bed and ensuite bath with shower.
Bedroom 2 (ground floor garden level) has two single beds joinable into a double bed and an ensuite bath with shower. This bedroom can also be accessed from the garden in front of the villa.
Bedroom 3 Suite Bilo (ground floor) is accessed from the outdoor dining area right in front of the villa. There is a kitchen equipped for breakfast and a dining area. This bedroom has two single beds joinable into a double bed and an ensuite bath with shower.
Bedroom 4 and Bedroom 5 are in the Suite Giuggiolo on the first floor
(17 steps). Accessed from an external stairway leading to the scenic little balcony into a spacious living area with sofa and kitchen equipped for breakfast.
Bedroom 4 has two single beds joinable into a double bed and an ensuite bath with shower.
Bedroom 5 has a double bed and an adjacent bathroom with tub and hand held shower.
Bedroom 6 and Bedroom 7 are in the Suite Melograno located on the second floor (32 steps).
This is the most panoramic and boast a loggia with outdoor seating looking out to the rolling hills. Accessed via an independent indoor stairway and into the spacioius living area with fireplace, kitchen equipped for breakfast and covered panoramic loggia with table and chairs.
Bedroom 6 has two single beds joinable into a double bed and an ensuite bath with shower.
Bedroom 7 has two single beds joinable into a double bed and an adjacent bathroom with tub and hand held shower.
The villa is throughly air conditioned and the cost is included in the rental.
Final cleaning is included in the rental cost. A weekly change of linen with general cleaning is performed for multiple week stays. Times to be arranged on arrival directly with the owner. Additinal cleaning and change of linen can be arranged with a notice at an extra payable on site in cash.
Internet Wifi is available internally and in the garden area. It is included in the price. Like other homes in the countryside, the speed is not as good as in town but previous guests used the villa as a work location for video calls and browsing the internet.
Villa Tirinzano is ideal for those guests that enjoy cooking. There are two fully equipped kitchen on ground floor and the first and second floors are also equipped with kitchen furnished to prepare breakfast independently. The main kitchen has a wood burning oven that is used when booked a pizza meal with the local cook. Enquiry with plenty of time.
Parking at the villa is free and in front of the annex with the main kitchen. There is room for up to 4 cars.
The villa has an outdoor swimming pool that is for the exclusive use of the guests. The pool can be used at any time except from the cleaning time (time will be given on your arrival).
Pool measures 10m x 5m – Depth: 1.20m to 1.60m - open April to mid October. The pool is located about 50 meters / 0.03 miles from the villa. A pool towel is provided and replaced weekly.
A television is in the main living area. There are maily Italian channels with some programs in original language.
The villa is equipped with a washing machine. A washing line is also present.
The last 700 meters / 0.3 miles are on a dirt track. We recommend not to drive a van or bus down this road as it could be challenging to manouver.
The best way to reach Florence, Pisa, Siena, Lucca and more.. by public transports is to drive to Empoli (20 minutes) and take the train. There are regular services to all the above destinations and most of these are direct trains. We loved staying here! The host family are amazing and very helpful! They even organized a private chef to come cook for us! I highly recommend this place. It’s so close to everything in Tuscany and the town has such rich history with amazing vineyards. The views from the villa are unparalleled as the house sits atop a hill on the end of a peninsula of land so there a great panoramic views. The pool is lovely too. Joshua, August 2021.

We stayed at the villa for 10 days in mid June, and we had a fantastic time. The location is central to many great destinations. We were within a quick drive to Florence, Sienna, Volterra, San Gigignano, Cinque Terre, and more. The property is fantastic. We had two families, and we were able to split them up with each having its own floor with a private kitchen, seating area, two bathrooms and two bedrooms. We also utilized the ground floor with a bedroom and what we treated as a communal kitchen.
There are innumerable destinations to reach in a super easy way. From Florence to Siena, Pisa, San Gimignano, Lucca, Chianti villages. Just one concern: how to fit all in if you are staying for one week?
Pluses:
just to name a few.. location: private, intimate but not too remote as the nearest restaurant and grocer can also be reached on foot in less than 15 minutes. Reaching many interesting sights from this location is a breeze. The villa is perfect to combine a relaxing with an active vacation.
Families and friends will love the space and outdoor areas. The villa is well furnished also for a long stay and there is no extra to pay to use the air conditioning and heating so it is definetely a great place to stay all year round. The owner visits the premises to maintain the garden and pool in good order but you will fully enjoy your privacy any other time. At the villa it is possible to have a cook for meals and cooking classes.
Minuses:
The last part of the access road is not paved and it is not recommended to drive a van or a bus. Although the way to the local restaurant and grocer is less than 15 minutes on foot, in the night the way is not lit.
There are some areas that are not internally connected at this property but previous guests appreciated the fact that there was this separation that added independency from the rest of the group... please read the technical description on this website.

The villa is located in the wine area of Chianti, with Montespertoli being the closest town with shops and a fun filled wine festival taking place the last week in June and first week in July. Any time of year you may enjoy a wine tasting or two at one of the local wineries.

The street market in Montespertoli is on Tuesday and Saturday mornings.
The area offers many footpaths on the many white roads bordering the vineyards.
A horse riding centre in the area offers memorable outings on a horseback. Ask us for details.
Florence can be easily reached in less than 40 minutes by car or by train from Empoli located about 20 minutes drive away.
Volterra is surely to be included in your list of must-see places to visit while at this villa (about 1 hour drive). The historical centre of town is filled with alabaster workshops and great restaurants too!
The beaches of Versilia with Viareggio's famous walkway along the seaside and the pier or the Vip's Forte dei Marmi beach establishments with fine golden sandy beaches and smart shopping streets. All easy to reach in one hour and a quarter.
Pisa, Lucca, the Versialia beaches and many more sights are a breeze to reach from your villa!
One cannot leave without a selfie with an original Vespa models from the 50s. In Pontedera, on the way to Pisa you may stop at the Piaggio museum.
From this villa, a visit to Vinci, Leonardo's birthplace is unmissable (about 40 minutes drive). A leasurely stroll across the central streets and possibly a visit to the House Museum of Leonardo.
