Casa Tosca is a comfortable
villa with private pool for up to 8 guests in 4 bedrooms, 3 bathrooms located 500
meters/0.3 miles walk to the centre of town with shops and at least three good
restaurants.
This home offers airy, clutter free rooms furnished with style and comfort. All the bedroom windows are screened, air conditioned along with the kitchen. The cooks in the group will enjoy a fully equipped kitchen and the large wooden dining table in the verandah.
The kind and accommodating family who owns Villa Casa Tosca will happily greet you on arrival and provide you with all the information you require to fully enjoy your stay. Their assistant, Serena has prepared a detailed villa book to source for genuine advice on what to do and see in the area.
From your exclusive large pool (7m x 14m; Depth: 1.4m - open: May - October) and outdoor dining gazebo with barbecue you will enjoy far reaching views across the valley dotted with olive trees and vineyards.
The villa is part of a very small hamlet called Cavasonno, that literally means leading to sleep: indeed an open invitation to relax!
Whenever you will draw away from your piece of heaven, there are several options to keep you active: mountain bike tours, wine tastings and walking in the countryside. San Gimignano’s towers are 15 minutes away or Volterra with its alabaster workshops and Roman amphitheater to be leisurely reached on scenic routes. Lesser known and equally worth visiting towns are a breeze from this location with Certaldo or San Miniato just to name a couple.. Practically equidistant from three of Tuescany's most sought after destinations: Pisa, Siena and Florence, Villa Casa Tosca is tailor made for travelers seeking to explore all this region has to offer.
VERY IMPORTANT: the driveway to reach the town is rather steep and narrow so we recommend a regular size car to be easily maneuvered (maximum size equivalent to a Fiat Ducato van). Our previous guests mainly walked to town providing you bring a torch along with you in the evening.
Internet wifi is
available free of charge and is working well for general internet browsing or
reading e-mails. Be aware that this is not a fixed line connection and it is
not good for downloading large files (music, movies) and works at its best when
there are no more than two devices connected at the same time.

Ground Floor
Panoramic verandah
with a large dining wooden table with living corner with seating. Three steps
into the kitchen with air conditioning, gas hobs, fridge and freezer, dishwasher,
full oven, water kettle, toaster, table and chairs and door to the parking area.
From the kitchen the spiral staircase leading to the first floor. An external
stairway might be used to the first floor if preferred.
A full bath with
shower and washing machine is found next door to the verandah.
First Floor is
accessed internally from the kitchen (spiral staircase) or via the external
staircase.

Air conditioning is located in each bedroom and in the kitchen. The electricity to use the air conditioning is not included in the price. On arrival and on departure the owner will do a meter reading with the guest and you will pay only for the use you made of it. Previous guests never exceeded 100Euro for a regular use for a week.
The villa is cleaned with a full change of linen every 7 days for multiple week stays. Any extra cleaning or change of linen needs to be arranged in advance and paid for in Euro cash to the owner.
Final cleaning is included in the rental price.
The property has WiMax service. Limiting the number of concurrent users improves performance. Previous guests could easily connect for video calls, browsing the internet and check e-mails.
The Wifi is included in the rental cost.
In cooler times you may use the electric splits in the bedrooms and kitchen or the gas heating that is payable on consumption. The owner will need to do with the guest a meter reading and you will pay only for the usage.
The kitchen is fully equipped for cooking: a standard oven, microwave, gas hobs, fridge with freezer, dishwasher. You will find all the essential kitchenware needed.
Parking is free at the property and it is located by the entrance to the villa's kitchen. There's room for 2 cars. More cars can be parked nearby.
Private swimming pool with parasols and sunbeds. Measures: 7m x 14m; Depth: 1.4m - open: May - October. A smaller pool for toddlers is located next to the main one.
There is no television at this property.

A washing machine is located in one of the three bathrooms and it is free to use it.
?From Montaione you have a very limited bus service to Castelfiorentino where there's train station with regular services to Florence and Siena on direct trains. From here you may also reach Pisa, Lucca and many more destinations by changing train in Empoli.
We highly recommend to hire a car when staying at this villa.

We had an amazing stay at Monica's villa. The
villa is beautiful and spacious (we were two couples but it can easily fit up
to 8 people), and very well equipped (especially the kitchen, with both
equipement and essentials such as oil, salt, pasta, etc). It is located at the
end of a little road (quite steep but doable with the car) and only has one
direct neighbour. It has a private pool (which is really big) overlooking the
Tuscan landscape. There's a lovely outside area for meals where we spent most
evenings, and a barbeque area as well. Monica and her son live nearby and are
available for any questions. They even got us some wine and fruit upon arrival
which was very kind and thoughful! Would definitely recommend and come back :)

They say the three most important things in real
estate are location, location and location. Case Tosca has all three! Nicely
situated just below Montaione, a small Tuscan town, with a gorgeous view and a
splendid pool we really enjoyed our time here. About 50 mins from Villa
Constanza (Park & Ride into Florence), 105mins from La Spezia (Cinque
Terre), 60 mins from Pisa and Siena Casa Tosca was a great base for us to
explore the best parts of Tuscany. Access is through a very steep dirt track,
no problem for our family car though!

The villa enjoys stunning
views and the pool area is fantastic. The bedrooms are all a good size and the
aircon is excellent.there is everything you need in the villa and the kitchen
is fully equipped. The local supermarket is a short drive and stocks all you
could wish for. The surrounding area is so beautiful with lots of places to
visit. The only negative is the approach to the villa from the main road. The
approach is about half a mile long but it is very steep and bumpy and meant
that we were not able to walk into the town in the evening. Overall an
excellent holiday and the owners were very friendly.

over the hills. Spacious and well equipped for communal eating. The host was

This proved to be the best
villa we have stayed in as a family group. House is very well presented and
equipped, with very generous welcome pack of basic provisions, enormous fruit
bowl and the olive oil was even from the villa's estate.
The pool is really large and
positioned with a fantastic panoramic view. Long enough to do lengths.
The walk up to Montaione is
steep but short, and better to walk downwards on the way home!. Great selection
of local restaurants and bars which are all really reasonable.
Monique and her family were
very welcoming and lovely.
Overall a brilliant villa in a
great location - would recommend highly.

visited Casa Tosca for one week. Everybody in the company loved the house.
Monica and Serena were very helpful when we needed them for help or questions.
The views around the property
are magnificent and the private pool is very nice. Especially since it was
quite hot some of the days.
The property was very clean,
and Monica or her staff emptied the garbage every day.
We would definitely recommend
others to visit Casa Tosca!

Local markets are as much a
social occasion as a chance to bargain shop and they are well worth a visit,
whether you want to buy fresh fish (only at larger markets), vegetables and
parmesan cheese or just absorb the local atmosphere. In Montaione the street market is on Friday morning and in the nearby Gambassi Terme on Tuesday morning.
Certaldo is one of the prettiest hilltop ancient villages in the area, located only 20 minutes away. Try to include a meal at one of the few restaurants in the old part of town, Certaldo Alto that you can reach by a funicular from the lower modern part of town.
San Miniato is located about 30 minutes north of Montaione and it is one of the prietties small villages to visit on the way to Pisa. Try to include a meal based on truffle.. the area has a deep rooted tradition in the precious tuber..
Guided horseback excursions offer the opportunity to experience and enjoy nature in the company of a noble friend.Take a horse ride accompanied by an expert riding instructor, and give yourself an emotion. In my villa book you will find suggestions on horse riding centres in the area.
One of the best golf centres is located 15 minutes drive in the spectacular setting of Castelfalfi.
Many restaurants have a view but the one in the Castelfalfi hamlet is possibly the most dramatic..
In Montaione and surrounding area, during the Summer you will have a choice of music festivals, mainly classic music.
Certaldo is one of the prettiest villages to visit in the area located within 20 minutes drive on panoramic roads. If you are in the area at the end of July, you may attend to the street performers festival called Mercantia.
Reaching the Vespa museum Piaggio in Pontedera is very easy from Montaione and you should include a stopover on the way to Pisa or Lucca for example.
?San Gimignano and its towers is just 15 minutes drive away
Siena can be reached in less than one hour drive, making it a perfect day trip to be combined with a lunch at one of the many good pizzerias in the Piazza del Campo for example. A regular train service to Siena is available from Castelfiorentino (15 minutes away).
Florence can be reached by car in about 1 hour 15 minutes or by train from Castelfiorentino (15 minutes drive) where services depart regularly to Florence and Siena.
Pisa is about 1 hour drive away. You can also combine it with a visit to Lucca for a perfect full day out.
